第一节 项目总体施工安排
Part one Overall arrangement of the project construction
按照业主要求,本工程地下车库和服务中心均要安排在能源中心建设完毕,且试运行完毕后方可开工,总体上将本工程分为——能源中心、地下车库和服务中心两大部分顺序施工。时间跨度自2008年10月1日开始至2010年12月30日结束,历时27个月。
According to owner's requirements, the underground garage and service centre of this project should be arranged in energy centre for construction, and start the operation after commissioning. Generally this project may be divided into two major and start the construction in order i.e. energy centre, underground garage and service centre. The time span is from December 30, 2010 to October 1, 2008, which lasts for 27 months.
第一阶段——能源中心先行独立施工并提前交付使用,工程自2008年10月1日开工,至2009年9月30日交付使用,投入运行调试2009年10月1日开始,至2009年10月31日结束,历时396天。
The first stage - -the energy centre shall be completed in advance independently. The project goes into operation from October 1, 2008, and shall be available for the client on September 30, 2009. the debugging commissioning begins on October 1 , 2009, and finish on October 31, 2009, which lasts for 396 days.
第一阶段——于2009年11月1日全面竣工,投入正常运行使用。
The first stage - -Completed on November 1, 2009, and put into normal operation.
第二阶段——地下车库结构施工阶段,自2009年11月1日开工,至2010年7月20日结构完工,历时262天。
The second stage - -The structure construction stage of underground garage; start the operation on November 1, 2009, and shall be completed on July 20, 2010, which lasts for 262 days.
第三阶段——服务中心结构和车库防水、土方回填施工阶段,自2010年6月20日开始,至2010年9月21日结构完工,。
The third stage - - The stage of structure of service centre, garage waterproof, and construction of earthwork backfill; start the operation on June 20, 2010, and shall be completed structure construction on September 21, 2010.
第四阶段——装饰装修和机电安装施工阶段,此阶段精装修、机电安装、外围管线、景观园林等工程在地下车库结构完工后陆续插入施工,2010年4月7日开始直至2010年10月15日结束,历时192天。
The fourth stage - - Installation stage of decoration construction and electromechanical unit; the intensive decoration, electromechanical installation, surrounding pipeline and view garden, etc. shall be inserted in the construction process after the completion of the underground garage i construction successively. This project shall be started on October 15, 2010 and finished on April 7, 2010, and it will last for192 days.
其中服务中心二层的厨房部分,提前插入装饰装修施工,于2010年8月31日提前交付业主安装厨房设备。
Two stories of kitchen parts of service centre shall insert the decoration construction in advance. It shall deliver to the owner and install the cooking apparatus in advance on August 31, 2010.
第五阶段——总图施工阶段,2008年10月1日开始直至2010年11月21日结束。
The fifth stage - -The construction stage of the general drawing; starts from November 21, 2010 and completed on October 1, 2008.
一、拆除工程
I. Demolished project
第一阶段——能源中心施工阶段基本不涉及拆除工程,拆除工程主要集中在第二施工阶段,即地下车库施工阶段之前,拆除场区范围内现存的G楼、H楼、原有能源中心、食堂、仓库、即A、M楼之间的连廊,拆除面积约11800平方米,包括2栋六层、1栋三层、2栋二层、2栋一层原有建筑,均为砖混及框架结构楼房,工程按照总进度计划将于2009年11月1日开始,2009年11月21日结束,历时21天。
The first stage - -The construction stage of energy centre does not involve with demolished project. The demolished project is mainly concentrated on the second construction stage, namely before the construction stage of the underground garage. The building in demolished area has building G, building H, original energy centre, dining room, and warehouse, namely vestibule between building A and M. The demolished area is about 11800 square meters, including 2 buildings of six floors, one building of three floors, 2 building of two stories , and 2 original building of one floor, which shall be category as brick-concrete structure and the frame structure building. The project shall be started on November 1, 2009 according to the general progress, and finished on November 21 , 2009, it shall last for21 days.
二、土方降水护坡工程
II. Project of bank protection of earthwork precipitation
本工程基坑支护深度为12.02~14.17m。参考《勘察报告》,在本基坑基底标高以上存在三层地下水影响本工程基坑施工。综合考虑《北京市建设工程施工降水管理办法》关于北京市所有新开工的工程限制进行施工降水等有关条款的文件精神和本工程地质条件等因素,本工程拟采用坑外止水帷幕挡水,辅助坑内管井降水的方式进行降水。根据甲方提供的相关资料和甲方的有关要求及工程场地现场踏勘,本工程基坑周圈不具备放坡进行土方开挖的场地条件。拟采用上部2m挡土墙,下部桩锚的支护体系。
The depth of the foundation pit supporting of this project is about 12.02- 14.17m; it is applicable to refer to the relevant information of “Survey Report”. Above the elevation of the base hole of this foundation pit has three groundwater layers to affect the construction of this project. Comprehensively consider the factors as relevant documents and geological condition of this project for construction restriction of precipitation for all newly started project in Beijing of “Precipitation Management Method of Project Construction of Beijing”. This project plans to adopt the water curtain outside the well to block water, and assist the precipitation inside the well. According to relevant materials offered by Party A and relevant specification of Party A as well as the on site survey, the base hole of this project does not possess the condition of earthwork excavation. It is planned to adopt retaining wall of 2m on the top and propping system of protecting of anchor in the under part.
考虑到能源中心需先期施工,其余结构物的施工滞后较长时间。且在其施工期间,地下室等部分的施工场地尚未开始拆迁,因此,在能源中心施工期间,整个工程场地周圈的止水帷幕不能封闭,需采取相应的补充措施方能保证能源中心干槽施工。同时,能源中心与地下室的分界面处土层不能自稳,需进行支护。由于G楼不能提前拆除,能源中心东侧施工场地相对狭窄,拟采用护坡桩+止水帷幕对能源中心进行封闭,然后对能源中心基坑内采用管井降水予以抽排。
Considering that energy center should be constructed in advance and the construction of other structures lags behind for a long time, removal of construction site just as basement has not begun yet during its construction, therefore, waterproof curtain of the whole construction side should not be closed down during construction of energy center and corresponding supplement measures should be taken to ensure dry socket construction of energy center. At the same time, soil layer on interface between energy center and basement can not be self stabilizing, thus supporting is necessary. As building G can not be demolished in advance and construction site on the east side of energy center is relatively narrow, it is planned to close down energy center by adopting slope protection pile plus waterproof curtain, and then take tube well dewatering to pump drainage in foundation pit of energy center.

三、桩基施工
III. Pile foundation construction
能源中心基础设计了Φ600mm的抗拔桩85根,地下车库基础设计了Φ600mm 的基础桩764根,有效桩长为17m、16m、13m和12m不等。采用长螺旋钻孔压灌砼成桩法施工。
The foundation of energy centre has arranged with the anti-floating pile for 85 with the dimension of Φ600mm. The foundations of underground garage has arranged with 764 of foundation pile with the dimension of Φ600mm. The effective lengths of the piles are 17m, 16m, 13m and 12m. Long spiral pore drilling is applied to press and irritate concrete for forming a pile in the construction.2014.1.18
